How It Should Be Done

Many average Realtors simply look on the Multiple Listing Service for comparable homes that have sold or are actively on the market. Then they simply apply these to your home and come up with a number. However, your home deserves a much better analysis than that! We know these homes well. If there is a home on the market that will be your direct competition we give you a true comparison to your home. If we think it is necessary, we will even visit and preview these other homes with you.

Once we have accumulated all the data, we then determine a likely price range and you ultimately decide where to price your home. However, we do not list homes overpriced since this helps no one. An overpriced home will sit on the market and get stale and not net you the most amount of money. A properly priced home and an aggressive marketing program is a highly successful and profitable combination.

Caution

The worst thing a seller can do is select a Realtor solely based on which one says they will list it the highest. Some Realtors won't tell you the truth regarding the true value of your home (or have thei right skills to determine its value) and will do anything to get the listing and then badger you constantly to lower the price. Ultimately, overpriced homes will net less money than homes originally priced at a competitive market price.
